Three bedrooms in Champions Gate: what to know first

Here's the honest shape of the answer: our Champions Gate homes are the big ones. Search our Davenport inventory and you'll find houses built for twenty-odd people, not for six. So if your party genuinely needs three bedrooms and nothing more, the first thing to check with us is whether something that size is free on your dates, because our strength in this particular resort runs the other way. What follows is how to think about that, and what we'd point you at instead when a small home isn't the right tool for the trip.
Why people keep landing on Champions Gate in the first place
It's a golf community first and a vacation-rental community second, and that explains most of what you'll notice when you arrive. Two eighteen-hole courses designed by Greg Norman, seven tennis courts, and the Oasis Club in the middle of it: a clubhouse of some 16,000 square feet with a restaurant called The Grille Room, a movie theater, an arcade, a fitness center, two temperature-controlled pools, a lazy river, a two-story water slide, a water play structure for small children, sand volleyball, rentable cabanas and a Tiki Bar.
That's an unusual amount inside one gate, and it changes how a week runs. Families who book here often give over a whole day to the clubhouse rather than buying another park ticket. The resort sits just off I-4 in Davenport, which is the practical reason it works: Disney is roughly ten to twenty minutes depending on which gate you want and what the interstate is doing, Universal and International Drive are a longer run up the same road, and Orlando International is about half an hour out.
The homes we actually have here, and who they're for
Our Champions Gate houses are large single-family homes with private pools, set up for the kind of trip where several families travel together. Gorgeous 9Bd|Pool|GameRoom at Champions Gate 9088 sleeps twenty-three around a private pool and whirlpool, with a Jurassic World game room and two king suites so nobody's fighting over the good bed. Family Villa Private Pool, Spa & Arcade Sleeps 22 pairs a screened pool and spillover spa with five themed children's rooms and an Avatar dorm holding three full beds, which is the layout that makes a cousins' trip work.
Stunning 9Bd Single Family Champions Gate 1508 sleeps twenty with its own pool and spa and multiple suites. And if you'd rather not get in the car to reach the Oasis Club, Gorgeous 6Bd Pool Home Star Wars w Game Room 712 is within walking distance of the clubhouse, which matters more than it sounds like it should when half the group wants the lazy river and the other half wants a nap.
None of these is a three-bedroom house, and pretending otherwise would waste your time. But run the calculation before you rule them out. Six or eight people in a three-bedroom townhome share one living room and one pool deck. The same six in a house built for eighteen get a game room, a second lounge, and bedrooms far enough apart that an early riser doesn't wake everyone. Off-peak, the gap in nightly cost narrows more than most people expect. Ask us to quote both and compare the totals rather than the headline sizes.
If it's a small group, look slightly wider
Champions Gate is one resort in a cluster of them, and the drive between any two is nothing. Our inventory runs across Kissimmee, Davenport and Clermont, with homes in Storey Lake, Solterra, Windsor Cay, Veranda Palms and Encore Resort at Reunion. A three-bedroom search across that whole area turns up far more than a three-bedroom search inside one gate.
Tell us the bedroom count and the dates and we'll look across the lot. That's a different exercise from filtering a listings site by "Champions Gate, 3 bedrooms" and taking whatever two results come back.
The things that decide a family trip here
After enough check-ins you learn which amenities people use and which ones only photograph well.
- A private pool, screened. The screen is the point. It keeps the deck usable in the evening, which is when you'll want it after a park day.
- Laundry in the house. Florida in summer means a change of clothes a day per child. A washer and dryer on site is the difference between packing for four days and packing for ten.
- A real kitchen. Breakfast at the house before the parks saves an hour and a small fortune. Our homes come with fully equipped kitchens and a drip coffee maker.
- A game room. It earns its keep the afternoon it rains, and the day nobody can face another queue. The Harry Potter game room at Epic Lake View Pool Spa Game Room and Resort 2887 in Storey Lake has kept more than one group home for a whole day.
- Themed bedrooms. Easy to be cynical about until a seven-year-old picks the Star Wars room at Luxury 7Bd near Disney w Pool Spa & Resort 16218 over the park for a morning.
Resort access terms differ by community, so ask rather than assume. At Solterra, clubhouse amenity access carries a one-time fee paid at the clubhouse, scaled to group size. We'll tell you what applies to the home you're considering.
Eating, golf and the day you don't go to a park
You'll have a car, and you'll be glad of it. Chili's on Laura Lane handles the night nobody wants to cook. Tacos Don Andres on Champions Gate Boulevard is the better call when you do want to taste something. Further out there's 1845 Tap House, Nagoya Sushi & Hibachi, Keke's Breakfast Cafe, First Watch, Peach Valley Cafe and Ovation Bistro & Bar, a few miles off.
Golfers have an embarrassment of options within minutes: ChampionsGate Golf Club itself, then Highland Reserve, the Jack Nicklaus Course, Reunion Resort and Mystic Dunes, all inside a quarter-hour's drive. If the group wants a day away from the resorts entirely, Clermont is about half an hour north on US-27. Downtown sits on the shore of Lake Minneola, with Waterfront Park, its boardwalk, splash park and observation tower, and the Lake Minneola Scenic Trail running out toward Groveland in one direction and the West Orange Trail in the other. Lake Louisa State Park is a short drive south of town for anyone who wants pine woods instead of water slides.

How to get an actual answer on your dates
Send us the dates, the headcount, and whether anyone needs a ground-floor bedroom. We'll come back with what's open in Champions Gate and what's open nearby, and we'll say plainly if the smaller home costs you more in comfort than the larger one costs in money. Booking direct with us means no booking fees, which on a week for a family is not a rounding error.
